Think about how you would talk with a friend about the home you want to buy.
What would you tell them? Sure, how many bedrooms and bathrooms. Size, of course.
You would also probably tell them what areas of town you are interested in, specific developments, what kind of house, what design is important to you, what features you want, what’s the most important thing, why are you moving, what don’t you want, what roads should be nearby what schools, places of worship, office buildings, shopping centers, libraries should be close by. Is it brick, stucco, wood, or another material? Is energy efficiency important, do you want solar already installed? Should it have a view, pool, bonus room, basement, or a large garage, are they must have items, or nice to have amenities? There are hundreds of items which make a house the right home. The more detailed you are in describing it, the more likely you are to find a real estate agent who knows of your exact home, and how to buy it.
What do you want out of a Realtor? Knowledge, of course. Friendly, or more reserved. Do you want them to have a transaction coordinator? Should they touch base every day, do you want them to show you every house they think might fit, or do you want them to only show you homes that they have already previewed and know will fit your needs. How important is their website to you. Do you want full service, or would you be will to do some of the work if they offer a rebate on their commission. Is it important for them to have many closed deals, or are you open to working with a new agent who may be able to spend more time with you. It may not matter, are you willing to work with whomever finds the right house for you.
The more detailed natural language (how you would speak with a friend) the better your chance of finding the right home for you!
